Inauguration Day 2017

As our nation introduces our next President, why not introduce yourself to a new home!?  The market is heating up and you don’t want to miss out on your dream home.  Rates are rising, and are expected to continue rising in 2017.  Get yourself pre-approved and locked in to a good rate before it’s too late!

If you are thinking of selling, it is a great time to sell!  The inventory is low in the Twin Cities area, especially Woodbury, so if you’re thinking of selling, you have leverage right now.

A few tips for sellers:

  1. Don’t do anything that costs a lot of money and won’t help sell your home.  Stick with your kitchen, front door and/or garage doors for the biggest expenses to fix up your home before selling, depending on what’s needed most.  De-cluttering goes without saying.  Time to purge!
  2. Finish up that “Honey Do” list.  Or hire a handyman to do the job.  Buyers who see that leaky faucet, loose door knob, sticky lock, etc. will tend to offer lower prices because it leaves the impression the home hasn’t been well-maintained.
  3. Hire your own inspector before putting your home on the market and go through the inevitable list of things they will give you to fix, before selling.  This will save you the headache of having to negotiate in the final stages of a possible sale, with the possibility of losing the sale entirely if too many things end up showing up on the inspector’s list.
  4. Lastly, of course hire a good Realtor® to price your home properly.  If your home is underpriced, buyers will think something is wrong with it, and if it’s priced too high, you may end up with a lower price in the end because homes priced out of their range will end up sitting on the market for too long, and then buyers think something is wrong with it when it keeps coming down in price.  Get the right price, the first time and save yourself time and money in future mortgage payments on the home you’re trying to sell.

That’s it!  Happy Inauguration Day!

New Year’s Resolutions?

Is one of your New Year’s resolutions to buy your next home?  With home prices rising, and multiple offers soon to be the norm, now is the time to start looking. Get your pre-approval with a reputable, reliable loan officer and get you started on your new home search!  If you don’t have a loan officer, contact me at: lisa.maxwell@results.net, and I will get you connected.

Here are some stats that may help motivate you:

days-on-market

In Woodbury, MN homes are not staying on the market long at all!  If you see one you like, set up a showing right away!  Make sure you’re pre-approved first though.  It’s not nice to the sellers to make them clean for hours and have to leave their home when buyers haven’t shown their qualified to look.  Once you decide on the home you want, make an offer.  Let your Realtor® take care of the rest!  That’s what we’re here for!

This chart shows homes in Woodbury, MN are getting very near to asking price.  This means lowball offers are probably not going to be accepted or even considered in this market.

And this last chart shows there aren’t many homes on the market in Woodbury, MN for first time homebuyers especially.  Again, it is imperative you are pre-approved so once you see the home you want, you are in a position to make an offer.

Now is the time to buy!  Interest rates are rising.  The longer you wait, the more money it is costing you since higher rates mean higher monthly payments for you.  Call me if you are looking for your new home in 2017!
